Heating & Cooling for Spark Cathedral Square Building

Commissioning for the first new building completed by private developers in Cathedral Square since the earthquakes, was underway.


The multimillion-dollar, five-storey building on the site of the old BNZ House, is an innovative, energy-efficient building. A mixed-use precinct with ground floor lobby link to retail and hospitality outlets.


The primary tenant is Spark New Zealand and the build reunites its 500 staff from separate locations, bringing them back to the heart of the city for the first time since 2011.

Spark occupies 5000 sq metres of office space over three floors of the building, owned and developed by Nexus Point Ltd. Architects were Sheppard and Rout and project managers were Cequent Projects.


Developers sought to obtain green building certification with this project. Engineers recommended building services which included central chiller heat pump plants with heat recovery capability and simultaneous heating and cooling function for heating, air conditioning and hot water supply.

Action Taken

Project HVAC was the central chiller and heat pump supplier for this project. They were required to supply a high energy-efficient system with a very limited footprint, and of significantly lighter weight than comparable systems.


They supplied two large, Clivet brand 4 pipe multifunctional chiller heat pumps. Their sophisticated automation allows simultaneous heating and cooling to different wings of the building at the same time reducing building power consumption by capturing waste heat from the chilled water system and via the heat pump technology converting this waste heat into a 45C hot water which can then be used for the building heating system or potable hot water needs. 

The total cooling capacity of Project HVAC chillers supplied for Spark Square is 1.1 MW and the total heating capacity is above 1 MW. The SpinChiller model air-cooled multifunctional chiller units make demand-driven chilled and hot water production super energy-efficient and within the parameters of the developer’s Greenstar objectives.

Results

The twin Clivet multifunctional chiller heat pump solution proved a perfect fit. The building was awarded a 5 Green Star Design rating from the NZ Green Building Council.



Developers are enjoying the benefits of high energy efficiency and reduced plant footprint provided by Clivet equipment.
